Tempo rastu cien nehnuteľností na Slovensku v priebehu roka postupne spomaľuje. Podľa aktuálnych údajov Národnej banky Slovenska (NBS) dosiahol medzištvrťročný rast v treťom štvrťroku 2025 iba 1,3 %, čo je zatiaľ najslabší výsledok tohto roka. Hlavným motorom rastu boli byty, zatiaľ čo ceny rodinných domov sa do mierneho rastu dostali až v septembri.

Západ Slovenska ťahá trh, Košice klesajú

Najvýraznejšie zdraženie bývania evidujú západné kraje – Trenčiansky (3,2 %), Bratislavský (2,2 %) a Nitriansky (1,3 %). Naopak, v Košickom kraji po dlhšom období silného rastu nastal pokles cien až o 3,9 %, pričom zlacňovali najmä domy mimo mesta Košice.

V Trenčianskom kraji ťahalo priemerné ceny bývania nahor zdraženie bytov v okrese Trenčín a rodinných domov v Novom Meste nad Váhom.

Byty rastú rýchlejšie než domy

Priemerná cena bytov vzrástla o 2 % (12,8 % medziročne) na 3 177 EUR/m², pričom najviac zdraželi 1-izbové a 5-izbové byty.
Ceny rodinných domov zostali v porovnaní s predchádzajúcim štvrťrokom prakticky nezmenené, no medziročne sú vyššie o 8,6 %, s priemerom 2 101 EUR/m².

Celkovo priemerná cena bývania na Slovensku dosiahla 2 814 EUR/m², teda o približne 37 EUR/m² viac než v druhom štvrťroku.

Menej inzerátov, typický letný útlm

Počas letných mesiacov sa znížil aj počet ponúkaných nehnuteľností – objem inzerátov klesol o 8,7 %, čo je bežný sezónny jav.
